A significant appointment has been made at Designer Outlet Swindon, with global real estate advisor Savills selected by Frasers Group to provide full property management and operational support for the major retail destination. The 250,000 square foot hub, home to 110 units, represents a key asset in Frasers Group’s expanding portfolio and underscores ongoing confidence in the UK outlet sector.

A Unique Setting: Heritage Architecture Meets Modern Retail

The outlet’s character is defined by its unique home within the restored historic buildings of the former Great Western Railway works. This architectural heritage provides a distinctive backdrop that combines Victorian industrial design with contemporary retail space. Since opening in 1997, the scheme has successfully balanced preservation with modern retail demands, attracting over three million visitors each year. Managing this blend requires specialist knowledge, a challenge Savills is equipped to handle through its experience with complex, heritage-sensitive assets.

Sustained Growth Through Strategic Tenant Mix

Recent performance at the outlet has been robust, marked by consistent improvements in footfall, tenant turnover, and average customer spend. This growth is driven by a dual strategy: attracting new, high-profile global brands and supporting long-standing tenants through reinvestment. Recent additions such as Rituals, Crocs, and ONLY complement an already strong roster of over 60 established brands, including Polo Ralph Lauren, Reiss, Tommy Hilfiger, New Balance, and Nike. This curated mix caters to a broad audience while maintaining a premium designer outlet appeal.

Beyond retail, the destination fosters community engagement through regular initiatives like a weekly Street Food Market and the ‘Makers Yard’ craft market. These efforts enhance its role as a local social hub, contributing to repeat visitation and longer dwell times.

Strategic Acquisition by Frasers Group

The management change follows Frasers Group’s recent acquisition of the outlet from LaSalle Investment Management, ending its long-standing association with the McArthurGlen brand. The physical transition is underway, with signage at the North and West entrances being updated to reflect the new ownership. For Frasers Group, led by majority shareholder Mike Ashley, this purchase adds a strategically located, high-performing outlet to a portfolio that includes House of Fraser, Frasers department stores, Game, Jack Wills, and Evans Cycles. The move signals continued investment in physical retail destinations with strong regional catchments.

Savills’ Role: Stewardship and Sector Expertise

Savills will oversee day-to-day property management, facilities, and tenant relations across the scheme. Saagar Sachdev, Director at Savills, highlighted the outlet’s established track record and unique environment. “Designer Outlet Swindon is a well-established destination with a strong track record and a unique setting,” he said. “Alongside its offering of leading global brands, there is a commitment to fostering a vibrant local community.”

Sachdev emphasized that this appointment builds on Savills’ growing management portfolio in the outlet sector. “Joining an established and expanding group of outlet centres under Savills management, this appointment reflects our depth of sector expertise, from working closely with occupiers to maintaining an environment that meets the expectations of both brands and visitors,” he explained. The focus will be on operational enhancements, thoughtful brand curation, and long-term asset stewardship to protect and enhance the centre’s value.

Strategic Location and Catchment Strength

A key asset is the outlet’s location within a large and affluent 90-minute drive-time catchment, encompassing Bristol, Swindon, and surrounding regions. This demographic strength provides a stable visitor base with significant spending power, a fundamental factor in the outlet’s sustained performance and its appeal to both Frasers Group and Savills.

The collaboration between a major retail consolidator like Frasers Group and a specialist advisor like Savills points to a professionalized approach to managing heritage retail assets. For visitors and tenants, the aim is a seamlessly operated environment that respects the site’s history while delivering a modern, convenient shopping experience.
